What should vacation rental software cost?

PMS pricing can be flat, per property, portfolio-based or transaction-based. Compare the total operating cost, not just the number displayed on the pricing page.

Common vacation rental software pricing models

Flat monthly subscription

A fixed subscription is easy to budget but may include property limits, feature tiers or paid add-ons.

Per-property pricing

The monthly bill grows directly with the number of active properties. This can be efficient for small portfolios but should be modeled carefully before scaling.

Portfolio-based pricing

Properties are grouped into bands. The effective cost per property can decline as the portfolio grows. Avrenor Stays plans, for example, use portfolio tiers ranging from $99/month for 1–5 properties to $799/month for 76–100 properties.

Transaction and booking fees

How to calculate real PMS cost

Model the software at your current property count and again at your expected portfolio size 12 to 24 months from now. Include subscription, transaction costs and required add-ons. Then divide the annual total by properties and completed reservations to understand the real operating cost.
